ABE CLT has allocation rights for 22 affordable homes on the Wings Wood Development

We are excited to announce that the first people to benefit from our nomination process have now taken residence in the new development, Wings Wood, Woodgate.

The Aldingbourne, Barnham and Eastergate Community Land Trust (ABE CLT) is a Community Benefit Society run by ordinary local residents. We are committed to providing homes to people with local connections who would otherwise be priced out of the market or rent from the private sector.

Southern Housing New Homes’ first phase of Shared Ownership houses are now available at Wings Wood, of which six homes are already occupied by residents who met our criteria.

As part of the planning agreement, ABE CLT was given allocation rights to 22 of the affordable dwellings, all of which are rented. These are managed by Southern Housing, a registered housing association, all with secure tenancies. This arrangement ensures that the homes are permanently affordable, not just in the present but for every future occupier.

Each home in the development comes with a good-sized turfed private garden, allocated parking, some with EV charging points, and, as standard at Southern Housing New Homes, fully fitted kitchens with integrated appliances include dishwasher and washing machines.

Southern Housing itself offers Shared Ownership. This means that you finance a share you can afford, while paying subsidised rent to the housing provider on the remainder. The key advantage is that you only need a mortgage for the share you buy, which means you require a much smaller deposit compared to buying on the open market. You can decorate as you please, sell your share if and when you want, or buy more shares over time (known as staircasing) up to full ownership.

Shares at Wings Wood start from £110,250 which is based on buying a 35% share of a two-bedroom home valued at £315,000.

ABE CLT have been given the allocation rights to 22 of the properties in total that will be offered for rent across Wings Wood, with a mixture of one, two and three bedrooms. The accommodation is a mixture of affordable rent, social rent and shared ownership accommodation. Rented accommodation only will be available through the CLT.
